For property managers

Describe your property management app. Fabricate builds it.

Fabricate is an AI app builder for property managers and small landlords: describe your properties, your tenants and how repairs get done, and it builds a working web app for maintenance requests, a tenant portal and a lease tracker, with its own database and a live link to share. The Free plan includes 60 credits a month and needs no credit card.

Try it yourself first, then ask for changes in the same chat.

Property management apps you can start from

Choose one and the builder opens with its description filled in. Change any word before you build.

Maintenance request form

Tenants report a problem with the unit, the category and how urgent it is.

A maintenance request app for my rental properties. Tenants join with an invite code I give them for their unit, and report a problem with a category (plumbing, electrical, heating, appliance or other), how urgent it is, a description and when someone can enter. Tenants see only their own unit's requests and their status of received, scheduled, in progress or done. I see every request by property and urgency.

Contractor job list

Each repair assigned to a contractor, who marks it done with a note.

A contractor job list for my rental properties. I assign each maintenance request to a contractor with a date. Contractors join with an invite code I give them, see only the jobs assigned to them with the address, the unit and the entry instructions, and mark each job as done with a note of the work and the cost. I see open jobs by contractor.

Unit and lease tracker

Every unit with its tenant, rent and lease dates, with renewals coming up.

A unit and lease tracker for my rental properties. For each property I list the units, and for each unit the tenant names, phone numbers, emails, monthly rent, the lease start and end date and the deposit held. Only I can sign in. Show leases ending in the next 90 days and vacant units.

Rent record

Which rent is paid and which is late each month, recorded by you.

A rent record app for my rental properties. Each month the app lists every occupied unit with the rent due. I mark each one as paid with the date and the amount, or as partly paid. Only I can sign in. Show which units are late this month and each unit's payment history.

Where the property week goes

The buildings stand still. The requests about them do not.

Repairs reported by text

Tenants report a leak by text at night, and the request is lost by the time you call a plumber.

"Has anyone looked at it yet?"

Tenants ask for updates on repairs, and you check with the contractor each time.

Lease dates in a spreadsheet

Renewals and move-outs sneak up because the dates live in a file nobody opens.

Landlord software built for big portfolios

Property platforms charge per unit and bundle accounting and listings a small landlord may not need.

What your property app comes with

Sign-in for tenants and contractors

Ask for tenant logins and contractor logins that each join by an invite code you give them, so a tenant sees only their own unit's requests.

Its own database

Units, tenants, leases and requests are saved in the app's own database and are still there tomorrow.

A live link to share

Publish and the app gets its own address, like your-rentals.fabricate.chat, for a welcome letter or a text to a tenant.

Your own domain

On Pro and Max, connect a domain you already own, like yourrentals.com.

Changes in plain words

Add a property, a request category or a lease field by asking in the chat, the same way you described the app.

Works on a phone

Apps are built for phones as well as laptops, so tenants report a problem from where it happened.

Questions from property managers

Do I need to know how to code?
No. You describe the app in your own words and Fabricate builds it. To change something, you ask in the chat the same way.
Can tenants pay rent through it?
No. Fabricate does not take card payments or process rent. The app can keep the record you enter of which rent is paid and which is late, so you can follow up yourself.
Can tenants follow their repair request?
Yes, if you ask for it. Say that tenants join with an invite code you give them and see only their own unit's requests and status. Before you share the link, sign up as tenants of two different units and check that neither can see the other's requests.
Can it notify contractors or tenants?
Not on its own. Fabricate does not send text messages or emails to your customers. Contractors see new jobs when they open the app, and tenants see the status when they check their request. One thing it does do: once your app is published, every booking, order or enquiry a customer sends through it is kept under Responses in Fabricate, and you get an email for each one, up to a daily limit.
Who can see tenant details?
Only the people you choose, if you ask for that when you describe the app: say that only you can sign in, or that tenants and contractors join with an invite code you give them. A sign-in that anyone can register for does not keep tenant names, phone numbers and lease details private. On Free, anyone with the link can open the app itself, so keep those details behind that owner or invite-only sign-in. On Pro and Max you can make the whole app private.
Will my test requests show up in the live app?
No. Publishing gives the live app a fresh database of its own, so the test entries you made in the preview stay behind.
Can I use my own domain?
Yes, on Pro and Max. On Free, a published app gets its own free address on fabricate.chat.
What does it cost?
You can start on Free, which includes 60 credits a month and needs no card. A whole new app usually takes about 20 to 35 credits and a small change about 3 to 10 credits. Current plans are on the pricing page.
